Best HDR Settings for Real Estate Photos

The HDR settings that actually matter for real estate interiors and exteriors: exposure brackets, tone mapping, and model choices that keep windows and shadows natural.

The difference between a real estate photo that sells a room and one that looks overcooked is usually a few settings, not better gear. Two photographers can shoot the same living room with the same camera and get entirely different results, and the gap is almost always in how they set up the HDR. This guide stays on the settings: what to set for brackets, what to watch in tone mapping, and what to do when you only have a single photo to work with.

The bracket settings that matter

For a bracketed shoot, three numbers decide the raw material you hand to the merge: the step size, the number of frames, and the ISO.

Step size: one stop. One-stop brackets are the safe default for interiors. Two stops can bridge a greater range but leave gaps in the midtones that tone mapping has to stretch, which is where banding and noise come from. One stop keeps the merge smooth.

Frame count: three for most rooms, five for windows. Three frames, one dark, one bright, and one in the middle, cover a typical interior. When a window is in the frame and the sun is on it, five frames give the merge more to work with around the highlight. Beyond five, the extra shots rarely change the result.

ISO: as low as the shutter speed allows. Brackets are shot on a tripod, so you can afford longer shutter speeds. Keep ISO at 100 or 200 and let the slow frames land where they need to. Higher ISO adds noise that tone mapping amplifies.

Tone mapping settings for interiors

The merge is where most real estate HDR goes wrong, and it is almost always because the settings are too aggressive. The defaults in most editors are tuned for a punchy look that suits a dramatic sunset, not a room someone is meant to buy.

Recover the highlight first. The window should keep its view. Pull highlights down until the sky and the outside scene have texture, but do not chase the last bit of highlight if it makes the room look flat.

Lift the shadows, then stop. Bring shadows up enough that the far corners of the room show detail. Then stop. Lifting shadows too far desaturates the shot and makes the furniture look dusty.

Keep detail and structure low. The structure or clarity slider is the fastest way to make a real estate interior look like a video game. Set it near zero. Rooms have flat surfaces and soft gradients, and structure eats both.

Subtract saturation, do not add it. Interiors color correctly at or slightly below neutral. If the result looks colorful, that is usually a sign the tone mapping is pushing the color too hard, not that the room is vivid.

Exterior and twilight settings

Exteriors want a similar recipe with a different emphasis.

Save the sky, not the shadows. For a front-of-house shot, the sky is the focal point. Recover the sky first. Shadow detail in the lawn matters less than a sky that does not look radioactive.

Let the sun stay warm. Do not neutralize the golden hour. A warm sunset is a selling feature in photos. Tone mapping that pulls the color back to neutral makes an evening shot look like it was taken at noon.

Twilight: shoot before the sky reads black. The classic real estate twilight is the blue hour, when the sky still has color and the interior lights are on. Expose one frame for the sky and one for the lit interior, then let the merge blend them.

When you only have a single photo

Bracketed settings are meaningless if you have one flat photo and no chance to reshoot. This is the situation most agents and landlords actually face, and it is where AI HDR settings come in.
